Enjoy the best mineral water soaking spa in Colorado surrounded by the mountains of Manitou Springs, at the foot of Pikes Peak. Our soaking tubs are filled with mineral water from the famous Seven Minute Spring; the same water which flows from Manitou’s karst aquifer. These health-giving waters filter through deep underground cracks, crevasses, and rock faults, infusing the water with the health-granting minerals.
SunWater Spa is a whisper zone to provide a quiet oasis of peace, wellness, and community, and we invite all of our guests to join us in creating that space for all who visit.

Original Booking Advisory:
Please be advised only the original booking reservations capacity will be honored. Walk-ins or last minute party additions (or subtractions) will not be allowed or refunded, to respect building capacity/social distancing guidelines.
24 hour cancellation policy
- Please leave us a voicemail if you need to cancel or make adjustments to your reservation. If you need to cancel, please do so 24 hours in advance for a refund and to reschedule your soak.
- No shows and no calls, do not qualify for a refund.
- If you are experiencing covid-like symptoms, or have been exposed we ask you call us right away so we can either refund or reschedule your appointment

BOOK YOUR SOAKING TUB
90-minute personal tub:
Tubs are open for reservation every two hours starting at 8:00 am, with the last soak beginning at 8:00 pm.
- $70 per tub for two people
- $35 for each additional person
- Note: Book Tub 4 or Tub 8 at $35 for 1 person.
Due to building capacity limitations, we can no longer book groups bigger than four for soaking in one tub.
BOOK YOUR SAUNA + POOL PACKAGE
90-minute sauna with pool access:
Saunas are open for reservation every two hours starting at 10:00 am, with the last reservation beginning at 8:00 pm. It includes access to the pool and adjoining hot and cool tubs.

- Please bring, a towel, robe, sandals, reusable water bottle, sunscreen, and swimsuit. (Robes are only provided for guests who are booked for two or more services to use while on-site.)
- Children 14 and older are welcome and must be accompanied by a parent or guardian. That means 1 child to 1 parent or guardian, no exceptions.
- Minimum age for sauna is 18. Children under 18 are not allowed in the sauna even with a parent or guardian.
- Please shower before and after soaking or using sauna.
- Our spa is a whisper zone. Please help us to preserve the healing atmosphere and honor our other guests.
