Mask Mandate


For wellness facilities, the CDC continues to recommend that masks are worn regardless of vaccination status. In an effort to keep our guests, staff, and therapists safe, anyone entering our center is REQUIRED to wear a mask while moving about the facility. You may remove your mask when you are in the tubs, pool, sauna, and shower. If you have a medical condition or other restriction which prevents you from wearing a mask, please speak with the operations director. To help create a tranquil environment of wellness, minimum age for minors is 14 spa-wide. Minors 14 and older are welcome and must be accompanied by a parent or guardian. That means 1 minor to 1 parent or guardian, no exceptions. The minimum age for a sauna is 18. Minors under 18 are not allowed in the sauna even with a parent or guardian.

Tubs are reserved for 90 minutes. The two-hour reservation times include 90 minutes for soaking plus 30 minutes for clean-up, departure, and disinfecting by staff.



We are unable to take walk-ins. Reductions in the number of people in your reservation are made by phone or voicemail at least 24 hours before your appointment. You may add a person by phone, voicemail, or in-person up to the time of your reservation.


Please shower off before entering our tubs and pools.



Our spa is a sanctuary of tranquility. As such we consider it a whisper zone. Please help us to preserve the healing atmosphere and honor our other guests.



Alcohol is strictly prohibited on the premises.



Please help us maintain our mission of sustainability by bringing a bathing suit, a towel, a reusable water bottle, sandals, robe, and any snacks you would like to enjoy during your stay. We also have a limited number of these items available for purchase. We invite you to help us keep our environment green.


(Robes are only provided for guests who are booked for two or more services to use while on-site.)


In the event that you forget to bring a towel, we do have towels for sale for your convenience at the spa. Please see our Guest Services staff for purchase.



SunWater Spa places the utmost priority on guest safety and well-being. Please be advised that during thunderstorms or snow storms, you will be asked to move to the indoor pools until it is safe to be outside. If you are asked to vacate a tub due to weather concerns, including lightning or other inclement weather, you may be issued a voucher to be used at a future date. 1-60 minutes qualifies you to receive a voucher for a future soak. After 60 minutes, no voucher or refund will be issued.



Please let us know in prior to arrival if you cannot walk up 50 steps to your service, and arrive 15 minutes before your appointment to allow for check-in. Appointment times are as scheduled and cannot extend beyond the stated time to accommodate late arrivals.

  • All reservations must be paid with a credit card at the time of booking.
  • We do not issue refunds for the following:
    • Appointments cancelled or rescheduled less than 24-hours prior to your reservation.
    • Multiple bookings and packages cancelled or rescheduled less than 48-hours prior to your reservation.
    • Large group reservations cancelled or rescheduled less than five days before reservation.
    • Failure to call within the above timeframe or failure to show up.
  • Please call and leave us a voicemail at (719) 695-7007, within the above time frames if you need to cancel, reschedule, or adjust your reservation.
  • If you are sick or not feeling well, please let us know as soon as possible and we will do our best to reschedule your reservation.

Where to park

Please be aware that The City of Manitou Springs has recently added metered parking in front of SunWater Spa, and around Memorial Park. Please check the City’s website prior to arrival for the most detailed parking information.

SunWater Spa does have 14 designated spots for our guests between two locations: Memorial Park and The Hiawatha Parking lot. You may familiarize yourself with Manitou events here.
